2,200 Acres | Multi-Phase Master-Planned Community
VDG provided strategic advisory services under the leadership of developer Blake-Field LLC, with responsibility for master planning oversight, full-cycle business planning, long-term positioning strategy, and market alignment for the 2,200-acre mixed-use development.
In 2017, the Travis County Commissioners Court unanimously approved the master development plan for the project’s Travis County portion, which encompasses the majority of the planned residential density. The master plan envisions a 20-year phased buildout including homes, multifamily residences, a marketplace village featuring retail, dining, and entertainment, as well as a resort hotel, spa, and supporting amenities.
The project is organized into three regional phases — Texas Town, Hilltop, and Cliffside — designed to balance infrastructure sequencing, market absorption, and long-term value creation.
The master plan was designed by Hart Howerton, with infrastructure planning led by Doucet & Associates. Additional engineering, environmental, and landscape coordination was provided by Dannenbaum Engineering, Sherwood Engineers, SWCA Environmental Consultants, Kimley-Horn, Ten Eyck Landscape Architects, and Integra Group.
