The fully entitled project comprised approximately 257,000 square feet of net saleable residential area (593,000+ square feet gross), including 210 luxury condominium units, 19,000 square feet of retail, and a 4,600-square-foot residential lobby integrated into a completed 88,000-square-foot podium structure. The garage provided 1,276 total parking spaces, with residential and retail allocations strategically separated.
The development had secured all required entitlements and site plan approvals from the City and County of Honolulu, with complete architectural construction documents, building permit readiness, preliminary contractor pricing, condominium documentation drafts, and a fully developed branding and sales strategy in place.
Ficy= repositioning the project’s unit mix, design refinement, and market strategy — enhancing projected value by approximately 20% and structuring the asset for capital optionality, including potential air rights disposition or vertical execution.
